Set on a steep waterfront site overlooking Yowie Bay, this award-winning cluster home development demonstrates how thoughtful planning can unlock the potential of challenging land. Rather than creating a single large residence, the project delivers a collection of premium homes that balance privacy, community, and direct access to the water. The result is a unique residential enclave that responds to its natural surroundings while making efficient use of the site.

The Challenge

The 3,504 square metre site presented several design challenges. It sloped significantly towards the waterfront and required careful consideration of access, privacy, building scale, and environmental constraints. The goal was to maximise the site’s potential without overwhelming the landscape or compromising the quality of life for future residents.

A traditional high-density approach would have been out of character with the surrounding area and the waterfront setting. Instead, the development needed to offer the benefits of shared infrastructure while maintaining the feel of individual homes. Each residence required access to natural light, views, outdoor space, and privacy, despite being part of a larger development.

The Solution

JMH Living Design developed a low-density cluster housing community that works with the site’s natural topography. The homes were arranged along a central access spine, allowing the buildings to step down the hillside while preserving sightlines and reducing visual bulk from the street.

Building coverage was intentionally kept low, with much of the site dedicated to landscaping, open space, and circulation paths. This approach helped maintain a sense of openness while strengthening the connection between the homes and the surrounding environment.

The residences were designed as generous three and four-bedroom homes spread across multiple levels. Split-level planning allowed each dwelling to follow the natural contours of the land while creating separation between living and sleeping zones. Open-plan interiors flow onto large terraces that take advantage of views across the bay. Expansive glazing brings natural light deep into the homes and strengthens the connection between indoor and outdoor living.

One of the defining features of the development is its shared waterfront infrastructure. Residents have access to a deep-water jetty, pontoon, and boatshed via pathways and an inclinator system, creating a direct relationship with the bay while avoiding the need for individual waterfront ownership.

The Result

The completed development offers a rare balance between privacy and community. Each home enjoys its own outlook, outdoor space, and sense of identity, while residents benefit from shared access to premium waterfront facilities.

The project demonstrates how medium-density housing can be delivered without sacrificing quality, character, or connection to the landscape. By working with the site’s natural features rather than against them, the development achieves a relaxed waterfront lifestyle that continues to stand the test of time.
